Cabo Real covers a wide range of homes along the Tourist Corridor, from oceanfront penthouses at Las Ventanas al Paraíso to golf-view condos in Gardenias. That makes it one of the few Corridor communities with options from under $500,000 to more than $10 million. Here is where each part of the market stands this fall, using the latest figures from the Baja California Sur MLS.
All figures come from the Baja California Sur MLS (Flexmls), pulled on October 24, 2026. They cover the Cabo Real Ocean Side and Inland areas. Square footage is as reported by the listing agents. Private sales that were never listed on the MLS are not included.

Las Ventanas al Paraíso
Las Ventanas has six listings, from Residence 3101 at $2,700,000 up to Penthouse 6502 at $10,250,000. They are asking about $883 to $1,386 per sq ft, with a median near $1,073.
Four Las Ventanas residences sold in the last 24 months:
- a three-bedroom for $4,375,000 in December 2024;
- a one-bedroom for $1,537,000 in September 2025;
- a two-bedroom for $2,750,000 in February 2026;
- a two-bedroom for $3,000,000 in June 2026.
The median sold price was about $969 per sq ft. That is a little below current asking prices, which is normal for a resort-branded building where each residence’s view and layout differ a great deal.
Casa del Mar
Casa del Mar has been Cabo Real’s most active condo market, with six sales in 24 months from $380,000 to $950,000. The median sold price was about $552 per sq ft.
There are three listings now: Villa Arena 303 at $717,000 (listed October 23), Penthouse Ballena 402 at $688,000, and Penthouse Las Olas 302 at $1,700,000, which advertises seller financing. They are asking about $581 to $1,111 per sq ft. Buyers here should look closely at recent sales: the most recent sale of a 1,530 sq ft two-bedroom in Casa del Mar closed at $950,000 in February 2026.
Gardenias
Gardenias offers some of the most affordable homes in the Corridor. Two condos are listed: Papagayo 103 at $499,000 and Colibri 102 at $488,800. Both are asking just under $300 per sq ft. That lines up with the two recent sales: $650,000 in May 2025 and $550,000 in July 2026, both at about $285–$290 per sq ft.
Bugambilias
Bugambilias is Cabo Real’s single-family neighborhood. One house is for sale, Bugambilias 45, a three-bedroom at $1,700,000. A four-bedroom house sold for $1,400,000 in December 2025. Three lots sold for $400,000 to $455,000 between April 2025 and September 2026, and none are listed now. If you want to build in Cabo Real, you’ll likely need to find a lot off-market.
What this means if you are buying
- Negotiation is normal. Homes and condos sold at a median of 92.1% of their final asking price, and at about 91% of their original price.
- Be patient but ready. Sales took a median of about 254 days, yet good-value listings, like the new Villa Arena 303, tend to draw attention quickly.
- Compare price per square foot within each community. Price per square foot varies widely across Cabo Real, from under $300 in Gardenias to over $1,300 at Las Ventanas. A Cabo Real-wide average doesn’t help you value a single condo.
Our Cabo Real buyer’s guide explains the purchase process, and every current listing is on our Cabo Real listings page.
What this means if you are selling
- Price against the sales in your own community. A Las Ventanas residence and a Casa del Mar condo are different markets, and so are ocean-side and inland homes.
- Lots are scarce. If you own a buildable lot in Bugambilias, there is currently no competing listing.
- Plan for a long sale. The median sale took about eight months, so preparation and presentation matter.
