Cabo Real Surf Club is a private residential community being built inside Cabo Real, on the Tourist Corridor between Cabo San Lucas and San José del Cabo. It was announced on 5 December 2024 by Meriwether Companies together with the Sánchez Navarro family, and it is the most significant thing to happen in this community in years.
This page sets out what has actually been published about the project, what the figures are, and — the part most coverage leaves out — what has not been published yet. We update it as the developers release new information.
What is being built
The project sits within the Cabo Real masterplan, which the developers describe as 3,000 acres. The first phase is more than 200 homes, with residential architecture by Sordo Madaleno, the Mexico City firm.
The four product types
- Surf Casitas — three-bedroom homes, published at launch from $2.5 million USD.
- Boardwalk Homesites — pricing not published.
- Villas — pricing not published.
- Estate Lots — pricing not published.

The wave basin
The centrepiece is a wave basin built with Endless Surf technology, stated as the first of its kind in North America. Published specifications are hundreds of customisable waves per hour, rides of up to 25 seconds, and wave heights controllable up to seven feet.
It is worth being precise about why that matters in this specific location. The Sea of Cortez side of Los Cabos is not a reliable surf coast — consistent waves here are a Pacific-side proposition, which has historically meant driving across the cape. A wave basin on the corridor removes that trade-off for a particular kind of buyer, and it is the reason this project is being covered well beyond the usual Los Cabos property press.
The rest of the club
Published amenities include an oceanfront beach club with an infinity pool, a golf clubhouse with fitness facilities and a spa, a racquet sports centre covering padel, tennis and pickleball, mountain biking and hiking trails, and a Surf Club hub with pools and food and beverage.
The Cabo Real golf course — the Robert Trent Jones Jr. layout this community has been known for since long before the surf club — is described as undergoing enhancements as part of the project.
How it fits with the rest of Cabo Real
This is an addition to Cabo Real, not a replacement for it. The established neighbourhoods — Casa del Mar, Las Ventanas, Bugambilias, Gardenias and Las Villas — continue to trade on their own terms.
That distinction matters more than it sounds. Buying resale in one of those enclaves means walking the actual house, in the actual light, with a known HOA and a known view. Buying into Cabo Real Surf Club means buying a phase that has not been delivered. Both can be the right decision; they are not the same decision, and they should not be compared on price per square foot alone.
What has not been published
These are the things that usually decide a purchase, and none of them is public yet:
- Club membership structure, initiation cost and annual dues.
- HOA fees for each product type.
- Pricing for Villas, Boardwalk Homesites and Estate Lots.
- Whether wave basin access is homeowners-only or extends more broadly.
- Phase-by-phase delivery dates. A 2026 opening target has been stated for the wave basin, residential infrastructure and golf improvements.
The developers reported more than $50 million USD in homesite sales from the founders release that opened in early 2024, which indicates the earliest phases moved quickly.
