Cabo Real is a master-planned community in Los Cabos. Twenty-eight hundred acres at the midpoint of the corridor, a Robert Trent Jones Jr. course still open to play, and one of the few protected swimmable coves between the two towns. Assessments run about $90 a year as of 9 September 2026.

Developed by Promotora Cabo Real under Eduardo SΓ‘nchez Navarro, with the golf course opening in 1993, Cabo Real spans roughly 2,800 acres and more than three miles of Sea of Cortez frontage at Km 19.5 β almost exactly the midpoint of the corridor.
What has changed since is the tenancy, not the plan. The hotels rebranded β MeliΓ‘ became Paradisus, the Casa del Mar hotel became ZoΓ«try β a Hilton Grand Vacations tower was added, and the golf course lost its famous seaside hole to a land sale. The residential stock is largely 1990s and 2000s condominium plus a handful of custom-lot enclaves.
It is not a single-gate, single-club, single-association community in the mould of Querencia or Diamante. Security is arranged per sub-community, and there is no published master association. That looseness is the reason prices here sit well below the corridor's newer names.
For the right buyer that is the opportunity: a genuinely good address, on a swimmable stretch of coast, fifteen minutes from either town, at a fraction of what the same location costs two kilometres away.
Km 19.5 puts Cabo Real closer to the middle of the corridor than any other community in this series. That is its most durable advantage: about fifteen minutes to San JosΓ© del Cabo and fifteen to Cabo San Lucas, with the airport around 25 minutes.
Practically, it means you can eat in San JosΓ©'s gallery district on a Thursday and be in Cabo San Lucas on a Friday without either being a project.

Cabo Real fronts a calm protected cove where guests of the hotel on it swim and paddleboard, and the resort next door was launched on the claim of the largest swimmable beach on the corridor. Independent listings corroborate a swimmable cove.
Be precise about it, though: the cove is swimmable, not necessarily the whole three miles. Corridor conditions shift, and the general rule on this coast β steep coarse-sand beaches with a visible shore break β still applies outside the protected water.
