Las Ventanas al Paraíso, A Rosewood Resort, is one of the best-known hotels in Mexico, and a small number of its residences can be bought outright. They sit inside the resort on the ocean side of Cabo Real, at kilometre 19.5 of the Transpeninsular Highway, and they come up for sale only a few times a year. This guide explains what the residences are, what is listed today, what has sold recently and what to check before you buy.
Market figures are from the Baja California Sur MLS (Flexmls), pulled 26 October 2026, for the MLS subdivision “Las Ventanas” in Cabo Real-Ocean Side. Sales that were not recorded in the MLS are not included. Square footage is the MLS total area, which can include terraces and rooftops.
The resort and its residences
Rosewood says Las Ventanas opened in 1997. Its 2016 announcement of the Ty Warner Mansion described the resort as 84 suites and villas plus 30 Rosewood Residences, and a 2017 report on the residences described three configurations: Signature, Pool and Penthouse residences. Rosewood’s own accommodation pages describe the residences as one to three bedrooms, including rooftop penthouses, with Signature Residences of 5,200 to 9,200 sq ft of combined indoor and outdoor space.
Resort facilities listed by Rosewood include eight pool areas, the spa and salon, a fitness centre, golf and tennis, and restaurants and bars including Arbol, Alebrije, Sea Grill, the Tequila & Ceviche Bar, La Cava and La Botica. How much of that is included for owners, and on what terms, is set by the resort and the residence regime, so ask for the current owner rules for the specific residence.
What is for sale today
On 26 October 2026 the MLS showed six active Las Ventanas listings:
| Residence | Bedrooms | MLS total area | Asking price | Year built (MLS) |
|---|---|---|---|---|
| Residence 3101 | 2 | 2,431 sq ft | $2,700,000 | 2003 |
| Residence 6101 | 3 | 6,062 sq ft | $5,350,000 | 2017 |
| Residence 6301 | 3 | 5,213 sq ft | $5,400,000 | 2018 |
| Penthouse Beso de Mar | 4 | 4,328 sq ft | $5,999,000 | not stated |
| Penthouse 6501 | 3 | 9,197 sq ft | $8,475,000 | 2018 |
| Penthouse 6502 | 3 | 9,193 sq ft | $10,250,000 | 2018 |
The median asking price is $5,699,500 and asking prices work out at about $880 to $1,390 per square foot, with a median near $1,070. The range is wide because the listings mix two generations of residence: an older, smaller two-bedroom in the 3000 series, and the larger residences and penthouses in the 6000 series that the MLS records as built in 2017 and 2018.
The two 6000-series penthouses have almost identical MLS areas of about 9,200 sq ft, but are listed $1,775,000 apart. Differences like that usually come down to view, position, furnishing and terrace layout, which is why it is worth seeing both before deciding. We wrote about one of them in detail in our Penthouse 6502 feature.
What has sold in the last two years
The MLS recorded four Las Ventanas sales between 26 October 2024 and 26 October 2026, totalling $11,662,000:
- A three-bedroom pool residence (7101) of about 6,140 sq ft closed at $4,375,000 in December 2024, against an asking price of $4,790,000.
- A one-bedroom villa (1202) of about 1,520 sq ft closed at $1,537,000 in September 2025, against $1,795,000.
- A two-bedroom residence (1201) of about 2,100 sq ft closed at $2,750,000 in February 2026, against $2,800,000.
- A two-bedroom residence (2501) of about 3,240 sq ft closed at $3,000,000 in June 2026, against $3,300,000.
Those sales closed at between 85.6% and 98.2% of the final asking price, with a median of about 91%. Price per square foot ranged from about $710 on the large pool residence to about $1,310 on the compact two-bedroom. Four sales is a small sample, so use it as a guide to negotiation rather than a rule. For context across the whole community, see our Cabo Real market report for fall 2026.
Choosing between residence types
- Two-bedroom residences are the entry point. Today’s only active two-bedroom is listed at $2,700,000, and the two two-bedroom sales above closed at $2,750,000 and $3,000,000.
- Three-bedroom residences in the 6000 series are listed at $5,350,000 and $5,400,000, with roughly 5,200 to 6,100 sq ft of MLS total area including terraces.
- Penthouses start at $5,999,000 for the four-bedroom Beso de Mar and reach $10,250,000. The top-tier penthouses have rooftop terraces; a 2017 report on the launch described a 3,600 sq ft rooftop terrace with an infinity-edge whirlpool on the largest penthouse layout.
What to check before you buy
- Owner rules and fees. Ask for the current HOA or regime fees, what they cover, and the rules on owner use and resort services. These are not published in the MLS listing.
- Rental programme. If you plan to rent, ask whether the residence is in a resort-managed rental programme, how revenue is split, and how many weeks you keep for yourself. Do not rely on past rental figures you cannot verify.
- Furnishing and inventory. If the residence is sold furnished, get the inventory in writing and attach it to the purchase agreement.
- Title and fideicomiso. Las Ventanas is in the coastal zone, so foreign buyers hold title through a bank trust (fideicomiso). Our buying in Cabo Real page explains the steps. This is not legal or tax advice; confirm the details with a notary public and your accountant.
- Measurements. MLS total area can combine interior, terraces and rooftop. Ask for the deeded interior and exterior areas before comparing price per square foot.
